7/12 na patrak

Satbara Extract is official document maintained by the Revenue Department of the state of Maharashtra for agricultural land and for land that was converted into non-agricultural land (NA).

Satbara contains key information such as location, area, name of the legal owners of the land, survey number, hissa number. Satbara also contains other useful information such as who is the cultivator (can be different than the owner), what crops were grown, how much quantity was produced, how much tax (shetsara) was paid and due. It also includes if there is any outstanding loan on the land or if there is any pending litigations. It also includes (by way of a separate register, sort of a log book), changes , i.e. “ferfar” or "pherfar" (Marathi word for significant changes and corrections) made to the ownership records of the land. Such changes are recorded in 6/12 Extract/Utara. 6/12 is also known as "Pherfar Patrak". If there is no formal access road to the land, Satbara also covers how the land can be accessed (typically access would need going through someone else's land, details of such paths are included in Satbara Extract).

The ferfar entries include changes to the ownership, Gunthewari, changes to original measurements, partitioning of plot, loans against the land, pending litigation, etc. In case land is acquired by government for civil projects, owner as per Satbara is given compensation. It is purchaser's responsibility to have his/her name recorded on Satbara as new owner of the land. All these convey legal significance and importance of this document.

Satbara serves as proof of ownership of agricultural land. Satbara also mentions classification of the land (“Bhogavatadar Varg”), if it is under any kind of classified land (i.e. forest, allotted or owned by protected or scheduled or government recognized section of the society, such as allotted to defense personnel, scheduled cast and tribes, firefighters, etc).
